Egress Windows That Pass Inspection in Longmont
A basement finish in Longmont often stalls at one question: where does the escape window go? Code requires an emergency escape opening in the basement and in any room used for sleeping, and the window you have is rarely big enough. We plan the location with you, cut the foundation, install the window and build a well that meets the size and ladder rules.
Besides egress windows, we install window well replacements, custom grates and covers, window well sump pumps, basement egress doors and walkout basements, so one crew can handle whatever your lower level needs.
The cost is the same whether a window is already there or not.

Local know-how
Longmont Grew Fast, and So Did Its Basements
Longmont was founded in 1871 by the Chicago-Colorado Colony, a group that sold memberships to buy land for a new town and nearby farms. The city’s biggest housing boom came much later. After IBM opened a plant nearby, Longmont doubled in size between 1960 and 1970, then doubled again by 1980. Rapid growth picked up once more in the 1990s, so local basements span several building eras.
Water is part of the local story as well. In September 2013 the St. Vrain River and Left Hand Creek overflowed into Longmont neighborhoods and business districts during a major Front Range flood. A window well is a low spot by design, so we always plan where its water will go. Depending on your lot, that could be a connection to the foundation drain, a drain tap or a sump pump.

Longmont Building Services and Your Permit
In Longmont, basement work is permitted through Building Services. The city asks homeowners to start with its Basement Finish Guidelines and submit a Residential Remodel/Addition Application with a full basement floor plan showing dimensions and room labels, either by email as PDFs or in person at the Development Services Center. Approved plans must be on site at inspection, and smoke alarms must be hardwired and interconnected in new and existing bedrooms. We pull the permit for the egress opening itself, and every job includes a third-party structural engineering detail, an inspection by a certified engineering firm and an approval letter.

Egress windows in Longmont: FAQ
Who handles building permits in Longmont?
The City of Longmont’s Building Services handles residential permits, including basement finishes. Longmont lists its 2024 code adoption among its current adopted codes. We pull the building permit for the egress window ourselves and coordinate inspections. If you are finishing the rest of the basement too, your finish permit and plans go through the same office.
Does my Longmont basement bedroom need its own escape window?
Code calls for an emergency escape opening in every sleeping room, plus one for the basement itself. A basement with two bedrooms usually needs an opening in each, though an exterior door can sometimes serve. We will look at your floor plan during the estimate and show you where egress windows make the most sense.
How do you keep water out of a new window well?
We plan drainage before we dig. Depending on the lot, the well ties into the foundation drain, gets a drain tap, or gets a window well sump pump. A clear cover adds another layer of protection from rain and snow, and it is designed to open from inside so it never blocks the escape route.

Reviews
In our customers’ own words
“They went above and beyond. They came out to replace my window wells because they were bent and coming away from the foundation. Received a call from Gina and the installer that they didn’t need to be replaced and were not bent. They just need to be reconnected to the foundation the correct way which builder didn’t do. So glad they took the time to explain to me and didn’t charge me for something I didn’t need. GREAT JOB and very pleased with the finally outcome.”
