Egress Window Installation in Morrison, CO
Morrison is a small foothills town with a lot of character. We bring the same engineered, fully permitted egress work here that we do across the metro area.

Egress Windows for a Small Foothills Town
Morrison is home to only a few hundred people, but the basements here deserve the same care as anywhere in the metro. Whether you are turning a lower level into a guest room, giving a teenager their own space, or bringing an older basement up to code before a sale, the first step is an escape opening that a person can actually use in an emergency.
We handle every part of that job. Our crew cuts the concrete, installs the window and header, builds the well, backfills and grades, and sets up drainage.
That price holds whether there is an existing window or not.

Local know-how
Planning Window Wells Near Bear Creek
Morrison was platted in 1874 and named for George Morrison, a stonemason and builder. Its historic district was listed on the National Register in 1976 and includes about 70 buildings, some dating back to the town’s earliest years. Most of the roughly 107 housing units in town are single-family detached homes. Older stone and masonry walls are exactly where an engineer’s review matters most, so every opening we cut starts with a structural detail written for that wall.
Water is the other thing every Morrison homeowner thinks about. Bear Creek runs through the center of downtown, and the town’s hazard mitigation plan rates flooding among its highest risks, noting that about 60 buildings sit in the 1% annual chance floodplain. A window well is a low spot by design, so we plan drainage before we dig: a drain tap or window well sump pump, gravel at the base, and a clear cover to keep rain and snow out.

Morrison Permits and Engineering
Inside town limits, the Town of Morrison uses SAFEbuilt to manage building permits and inspections. Properties outside town limits in unincorporated Jefferson County go through Jefferson County Building Safety, which handles permits for unincorporated Jefferson County. We confirm which office applies to your property and pull the permit ourselves. Every job also gets a third-party structural engineering detail, an inspection by a certified structural engineering firm, and an approval letter, whether or not the jurisdiction requires engineering.

Egress windows in Morrison: FAQ
Will an egress window well flood if I live near Bear Creek?
No window well can be made flood-proof against a creek overflowing its banks, but everyday rain and snowmelt can be handled well. We tie the well into a drain tap where the soil and grade allow, or add a window well sump pump where they do not. A clear cover keeps most rain and snow from getting in at all, and grading slopes surface water away.
Who issues the permit for my Morrison egress window?
If your home is inside the Town of Morrison, the town’s building permits and inspections are managed by SAFEbuilt. If your property is in unincorporated Jefferson County, the county’s Building Safety division issues it. We figure out which applies before we quote, then prepare the application and schedule inspections so you do not have to.
My Morrison home is older. Is cutting the foundation safe?
That is exactly why a third-party structural engineer details every opening we cut. The engineer looks at the wall material and the load above it and specifies the header and any reinforcement.
Can you add a walkout or egress door instead of a window?
Yes. On a lot where the ground drops away from the house, a basement egress door or a full walkout can make more sense than a window and well. We build both. A door brings in more light and an easier way in and out, while a window is usually the simpler and lower-cost path. We can price each option during your free in-person or virtual estimate.
