Egress Windows for Every Kind of Commerce City Home

Commerce City is growing quickly. Its population rose by about 36 percent between 2010 and 2020, reaching roughly 62,000 people. Growing households need more room, and the basement is usually the cheapest place to find it. Before a lower level can hold a bedroom, though, it needs an emergency escape opening big enough for a person to climb out and a firefighter to climb in. That is the job we do every day.

If a door makes more sense for the space, we also build basement egress doors and full walkout basements.

Style is up to you. A sliding or casement window works well, and so does a European Tilt and Turn, which swings inward for a wide exit and tilts open at the top for airflow on a rainy day. Pair it with a steel, stacked-stone or stone-look well and your basement gets real daylight.

Local know-how

Older Homes, Newer Homes and the 2003 Line

Commerce City started as Commerce Town, incorporated in 1952, and took its current name in 1962 after annexing part of Derby. Up north, the Reunion community was conceived in the early 2000s and now spans more than 3,000 acres. That mix matters, because the City’s basement finish details draw a line at October 1, 2003. Basements in houses built after that date need an escape opening when finished. Older homes can be finished without one, though the City strongly recommends it.

Bedrooms are a different story. Any basement bedroom, in a house of any age, needs its own escape opening. The City’s residential code also asks for protection over deeper wells: an area well deeper than 30 inches below grade needs a grate, cover or similar device rated for a 40 psf load, and it has to release from inside without a key or tool.

Engineering & permits

Permits Through Commerce City Building Safety

Building permits in Commerce City go through the Building Safety Division of Community Development, which takes applications and schedules inspections through its eTRAKiT portal. The City enforces the 2021 International Residential Code with local amendments. We handle the permit from start to finish so you never have to log in or wait at a counter. Every job also includes a third-party structural engineering detail for your foundation opening, an inspection by a certified structural engineering firm and an approval letter you can keep with your house records, whether or not the City asks for engineering.

Commerce City questions

Egress windows in Commerce City: FAQ

Under the City’s basement finish details, a house built before October 1, 2003 can have its basement finished without an escape opening, though the City strongly recommends one. If you plan a bedroom down there, an escape opening is required for that room regardless of age. Many owners add egress anyway for safety, light and resale value.

In Commerce City, an area well deeper than 30 inches below the surrounding grade needs a grate, cover or similar protection that can carry a 40 psf load and opens from inside without a key or tool. We measure depth during the estimate and can supply a steel custom grate or cover that still lets light in.

The total depends on your wall, the window, the well, access to the spot and local requirements.

Reviews

Notes from happy homeowners

“They were so professional, did an AMAZING job, and cleaned up very well afterwards. I would recommend them to anyone and everyone!”

Lauren Hix

“They installed three new egress windows and made our basement so much brighter and more beautiful. Our installer Max did a great job and he was super friendly and professional. We had some bad weather the week of our installation and they did not leave anything open to the elements and were very prompt to reschedule the work. All in all, I would definitely recommend this company for egress window installation.”

Rachel D

“Egress installation process was so smooth. Christina and Carlos onsite worked hard to make my project stay on time with excellent quality.”
