Egress Windows Built for Golden Homes
Golden is not a typical suburb. Houses here range from pioneer-era brick and frame homes near downtown to postwar subdivision houses and everything built since. That variety means no two egress jobs look the same. Foundation material, wall thickness and what sits above the opening all change from one house to the next, which is why we never treat the wall as an afterthought.
We start with the structure. A third-party engineer details the opening, and once we have cut, headered and set the window, a certified structural engineering firm inspects the work and issues an approval letter. Then comes the part you see every day: the window, the well and the finish.
If you are dreaming bigger than a window, we also build basement egress doors and full walkout basements. The final number depends on the wall, the window, the well, access to the work area and the jurisdiction. Call (720) 626-4221 to set one up.

Local know-how
Old Golden Neighborhoods, Modern Escape Openings
Golden was founded during the gold rush on June 16, 1859, and served as the capital of the Colorado Territory from 1862 to 1867. The 12th Street Historic Residential District, west of downtown and listed on the National Register in 1983, holds brick and wood-frame homes built from the 1870s to 1920, including two-story Italianates, classic cottages and bungalows. The East Street Historic District mixes merchant homes and historic farmhouses, with some of the city’s earliest postwar subdivision houses farther south.
Homes this varied call for a careful look before any saw touches the wall. We check the foundation material, where the opening can go without disturbing the house above, and how the yard drains toward that side. For a deep well, a custom grate or cover keeps snow and debris out while still letting light in. If water tends to collect near the house, a window well drain tap or sump pump gives it a path away from the glass.

Working With Golden's Building Division
Golden’s Building Division, part of the city’s Public Works Department, lists the 2018 code series, including the 2018 International Residential Code, as its adopted codes, and we confirm the current edition when we apply. Some simpler permits, such as window and door permits, can be applied for by email, but an egress opening also involves cutting the foundation, so we prepare and pull the permit for you.

Egress windows in Golden: FAQ
Can you put an egress window in an older Golden home?
In most cases, yes. Golden has homes dating from the 1870s onward, and older foundations simply get a closer look before we cut. The third-party engineer reviews the wall and specifies the header and any reinforcement.
How do I know if my house is inside Golden city limits?
Golden’s Building Division points homeowners to Jefferson County’s online Address Wizard, which shows the municipal status of an address. Homes outside city limits are permitted by a different office under different rules.
Which window style works best for a Golden basement bedroom?
It comes down to taste and how you use the room. Sliders and casements are familiar and simple. A European Tilt & Turn window swings fully open for escape and also tilts in at the top for ventilation, which many people like for a bedroom. For egress, a Tilt & Turn costs the same as a slider or casement.
Do you install egress windows in Golden during winter?
Yes, we install year-round. If you are planning a basement finish, starting the egress work in the colder months can have the opening ready by the time your other trades arrive.
