Window Well Sump Pumps & Drain Taps in Denver
A window well that fills with water will eventually find its way into your basement. We install sump pumps and perimeter drain taps that move that water out before it gets inside.
Why wells flood
Colorado storms can fill a window well fast
A window well is a hole next to your foundation, and every heavy spring or summer storm sends water into it. If the well has no way to drain, or its drain is clogged, the water rises until it seeps around the window or through the wall.
Fixing the damage means new drywall, baseboard, flooring and paint. A pump or drain tap costs far less, which is why we recommend drainage in every egress package we install.
- Standing water in the well after rain
- Water stains or peeling paint under the window
- White, chalky residue on the foundation wall
- A musty smell in that corner of the basement

Our drainage options
The right fix depends on your well
At the consultation we look at how deep the well is, where your foundation drain runs and where the water can go. Then we recommend one of these.

Window well sump pump
A pump in an insulated pit under the gravel switches on when water collects and sends it away from the house.

Perimeter drain tap
We connect the bottom of the well to your foundation's perimeter drain so water drains away on its own.

Drain and gravel rebuild
Clogged wells get a new drain and a deep base of clean drainage rock so water soaks down instead of pooling.
On the job
A sump pump install in three window wells
From a well that holds water to the finished install, here is one Denver job in three short clips.
The problem
Water sitting in the bottom of a window well, with nowhere to go.
The install, part 1
Our crew sets a sump pump at the base of the first of three wells.
The install, part 2
The same Denver job, finishing the remaining wells.
Prevention is cheaper
Compare it to a flooded basement
One bad storm can mean tearing out wet carpet and drywall, replacing baseboards and repainting. Adding a pump or drain tap to a window well is a small job by comparison, and it protects every finished room on that side of the house.

Questions
Window well drainage questions
Why does my window well fill with water?
Usually the well has no drain, the drain is clogged with dirt and leaves, or the gravel base was never tied into the foundation drain. Heavy storms and snowmelt then fill it faster than it can soak away.
Sump pump or drain tap, which do I need?
If your home has a perimeter drain we can reach, a drain tap lets water flow away on its own. If not, or if the well is very deep, a window well sump pump is the reliable choice. We decide together at the consultation.
Can you add a pump to an existing window well?
Yes. We can add a pump or drain to the wells you have now, or replace an old rusted well and build proper drainage into the new one.
Do you include drainage with new egress windows?
We recommend a sump pump in every egress package because of the big storms Colorado gets in spring and summer. Ask your estimator about adding one.
Reviews
Dry basements, happy homeowners
“Denver Egress Window did a wonderful job taking care of our needs at a competitive price. Our home's original window wells were badly rusted, had poor drainage, and weren't properly installed. Denver Egress Window was excellent in working with me on a longer project timeline, and when install day came around, their crew was hard-working, thorough, and great to interact with. The new wells look fantastic, the drainage works great, and they are properly waterproofed and isolated to prevent electrolysis. I highly recommend Denver Egress Window.”
William Spies
“Sales, install, workmanship, product quality and customer service for our egress window install was great. The company also installed window well drains in another property for us and did a great job. I highly recommend them.”
Gerhard Leicht
“Solid reputation. Dependable staff. I would suggest Steve and his team every time I wanted the job done right, and on time. Thanks again”
