Basement Egress for Fort Collins Homes

A basement only works as a bedroom if someone can get out of it quickly when something goes wrong. That is the whole point of an egress window: a large, easy-to-open window with a well outside that leaves room to climb out. It also brings in daylight and fresh air, which changes how a lower level feels. Whether you are making room for a growing family, a roommate or an office you actually want to work in, egress is usually the first step.

On your project we saw-cut the concrete foundation, frame the opening, set the window, install the well and grade around it.

You have choices in how it looks. Some homeowners want a simple slider or casement. Others prefer a European Tilt and Turn window, which opens inward like a door for the egress path and tilts at the top for ventilation.

Local know-how

Postwar Ranches and Radon in Fort Collins

Fort Collins grew quickly after World War II, from about 14,900 residents in 1950 to more than 43,000 by 1970. The Circle Drive subdivision, which went on sale in 1946 for returning veterans, was built with low ranch-type houses of concrete block with brick veneer. A few years later, in 1953, the Sheely Addition brought larger mid-century homes, some with finished basement space that opened directly to the back yard. Homes from this era often have basements that were never designed for bedrooms, which is where a properly engineered egress opening comes in.

Radon is another reason to think carefully about the basement. The City of Fort Collins reports that about half of the homes tested in the city have radon at or above 4 picocuries per liter, the level where mitigation is recommended, and notes that radon enters through cracks and openings in basements and slabs. The City sells discounted test kits at the Fort Collins Senior Center. If you are turning the basement into a bedroom, testing before and after the project is a smart, inexpensive step.

Building Services Permits in Fort Collins

Inside city limits, construction permits and inspections are handled by the City of Fort Collins Building Services, and applications are submitted through the City’s Accela online system. The City adopted the 2024 International Residential Code, with local amendments, for permits submitted on or after April 1, 2026. We pull the building permit for your egress window ourselves. Every project also comes with a third-party structural engineering detail, an inspection by a certified structural engineering firm and a written approval letter, even when engineering is not required. Those documents stay with your home and are useful if you ever sell.

Fort Collins questions

Egress windows in Fort Collins: FAQ

Yes. Fort Collins is part of our service area, along with Loveland and many other Front Range communities.

For a basic egress package, Fort Collins homeowners can typically expect a budget in the $5,000 to $9,000 range. The final number depends on your foundation wall, the window style, the well, how easy the location is to reach and local permit requirements. If there is already a small basement window in that spot, the price is the same as cutting a brand-new opening.

In most cases, yes. Older concrete and block foundations need a proper plan for supporting the wall around a new opening. You get documentation that the opening was designed and built correctly.

An egress window does not cause radon, but any basement project is a good time to test. The City of Fort Collins says about half of tested homes in the city are at or above 4 pCi/L and sells discounted test kits to residents. If your results come back high, a radon mitigation contractor can install a venting system.

“They did a great job repairing our window well. Fast response, good price, finished in a timely manner and great clean up job. Thanks!”

Kris Bird

“We had an extremely unique project, with a 14" cement wall to be cut through to install 5'x4' windows. They handled the challenge extremely well and we're stoked with our windows.”

PJ Travin

“This was a great company to work with. Very easy communication and I knew what to expect. There was some problem with the brick on my 1924 bungalow after the installation and the company stood behind their work. I appreciate their willingness to make sure I was happy!”
