Egress Window Installation in Northglenn, CO

Northglenn's first homes went up as ranches, many with room to grow below. A permitted egress window turns that lower level into space you can sleep in, work in and sell.

More Living Space Under Your Northglenn Ranch

On a one-story house, the basement is often the only practical way to add a bedroom without an addition. Finishing it is a smart move, but a bedroom down there has to have an emergency escape opening that meets code. An egress window does that, and it also brings in daylight and fresh air, so the new room feels like part of the home rather than a place you only pass through on laundry day.

When a door is a better fit than a window, we build basement egress doors and walkouts as well.

Want the window to feel like a feature? A European Tilt and Turn swings fully inward for an easy exit and tilts at the top to vent. For egress it costs the same as a slider or casement. Outside, we can finish the opening with a steel, stacked-stone, stone-look, Block-Tex or timber terrace well, plus a custom grate or cover to keep snow out.

Local know-how

A Planned Community From 1959

Northglenn began in the summer of 1959 as a master-planned community from Denver developer Jordon Perlmutter and his firm, Perl-Mack Enterprises. The plan called for about 6,000 houses, and roughly 2,000 had been built, sold and occupied by February 1962. History Colorado’s record of the builder lists those early Northglenn homes as ranches. The city incorporated in 1969 and counted about 38,000 residents in 2020.

Houses from that first wave are now more than 60 years old. If your lower level was finished years ago, it may lack an escape window that meets today’s size rules. Northglenn enforces the 2021 International Residential Code with a few local changes. One is helpful for owners: in an unfinished basement, only one window well ladder is required. We size each well and ladder to your plan for the space.

Engineering & permits

Northglenn Permits and Inspections

Northglenn’s Building Division is located at City Hall, and the City uses SAFEbuilt to provide its building services. The City encourages homeowners to confirm that permits were issued and inspections completed on any work done to their home. We pull the building permit for every egress project. You also get a third-party structural engineering detail, an inspection by a certified structural engineering firm and an approval letter. That engineering is part of every job, even where the city doesn’t require it.

Northglenn questions

Egress windows in Northglenn: FAQ

Cutting or enlarging an opening in a foundation wall is structural work, so plan on a permit. Northglenn notes that projects like a basement finish need permits and inspections, and that hired contractors must pull them. We take care of that for you and include engineering paperwork with every installation.

Yes. We can cut a new opening in a finished room or enlarge an existing small window. The engineer’s detail covers the new opening in your wall. The price is the same whether a window exists today or not, so you won’t pay extra for starting from a solid wall.

Your number depends on the foundation wall, the window and well you pick, access to the spot and local requirements. A Tilt and Turn window costs the same as a slider or casement for egress.
