From Storage Space to Legal Bedroom in Arvada
A basement bedroom is one of the most practical ways to add room to an Arvada home without building out. The part that trips people up is the window. Building codes require a sleeping room to have an emergency escape opening, and the small hopper windows found in many older basements are nowhere near large enough. Getting the opening right early also makes the rest of the finish easier, because your framer, electrician and drywall crew can plan around a window that is already in place and inspected.
Fixing that gap is our whole specialty. We saw a new opening in the foundation or enlarge the one you have, install the window, set a steel, stone-look or timber terrace well outside it, and finish the drainage so water has somewhere to go. Custom grates and covers keep leaves, snow and curious pets out, and a window well sump pump or drain tap can be added where it makes sense. Steve Sennett, our owner, has been on egress jobs around Denver since 2004, and his family has worked in windows for three generations.
Tilt & Turn units swing in like a door for a full escape opening and tip in at the top for fresh air.

Local know-how
Arvada's Post-War Growth and Its Basements
Arvada was a small farm town for most of its history. The 1950 census counted 2,359 residents. By 1960 the number was 19,242, and by 1970 it had reached 49,844, as new subdivisions spread across the old fields after World War II. Today about 124,000 people live here, mostly in Jefferson County with a small slice in Adams County. A large share of the city’s housing traces back to that post-war wave, and many of those basements were built with small windows meant for light, not escape.
The city’s roots go back even further. The first documented gold discovery in the Rocky Mountain region happened here on June 22, 1850, along what is now Ralston Creek in Gold Strike Park. Arvada also protects historic neighborhoods such as the Olde Town downtown district and the Stocke-Walter Addition, platted in 1904 and 1920. Whatever the age of your house, we look at the foundation and the yard first, then design the opening around what we find.
Many homes date from Arvada's 1950s and 1960s growth
New 2024-based building codes took effect July 1, 2026

Arvada Permits Under the 2026 Code Update
Arvada updated its building codes on July 1, 2026, based on the 2024 International Codes, and permits are handled by the city’s Building Safety Division through its eTRAKiT online portal. You do not need to learn any of that. We pull the permit as your contractor and coordinate the inspections. On top of what the city requires, every Arvada job gets a third-party structural engineering detail, an inspection by a certified structural engineering firm, and a signed approval letter for your files.

Egress windows in Arvada: FAQ
Do Arvada's new 2026 building codes change my egress project?
Arvada moved to codes based on the 2024 International Codes on July 1, 2026, and the city says most permits submitted before that date could still use the 2018 codes. If you are applying now, the newer codes apply. We keep track of the current requirements and build the opening, window and well to match the code in effect when we pull your permit.
My Arvada home has a tiny basement window. Is it cheaper to start from there?
No, and that surprises a lot of people. Our egress price is the same whether a small window already exists or we are cutting into a solid wall. The existing opening is rarely in the right size or spot, so it usually gets enlarged and re-headered anyway. Your estimate will reflect your wall, window, well and access, not whether there is glass there today.
Is my address in Arvada or unincorporated Jefferson County?
It matters, because the answer decides which office issues your permit and which codes apply. A mailing address alone does not always settle it, so we confirm the jurisdiction before we quote. Then we pull the permit with whichever office has authority over your property.
Can I see an estimate without anyone coming to the house?
Yes. For a virtual visit, you walk us around the basement and the outside wall with your phone, and we talk through window and well options while we look. Most projects are scheduled three to six weeks out, and the install takes a day or two.

Reviews
In our customers’ own words
“I would highly recommend Denver Egress. I had them install an egress window in my basement that I'm finishing. I decided to go with them because the other companies I called wanted a lot more money. I had read some of the reviews and was a little concerned that I might have some issues. That wasn't the case at all. I have nothing but good things to say about Denver Egress. They show up on time and are professional. They take pride in their work and don't cut corners. They left my place like they had never been there. They picked up after themselves. They even swept my street because some dirt got on the road. On one of the days they were there I had a water pipe break in the basement. My fault not theirs. After I got it under control I had about 100 sheets of drywall on the floor that were getting wet. I started moving them and then one of the guys came over without me asking and helped me move all those sheets.I love the window they installed in the basement bedroom. Everything was done to code and passed without any problems. If your looking for a company that takes pride in their work and customer satisfaction then you cant go wrong hiring Denver Egress.”

“Stephen,I'm happy to write about my experiences with you and your company, Sennett Windows. We used your company to install several windows in a rental house. You explained our options very well. We then agreed upon a price, date and time. Your crew arrived on time, did the work and cleaned up and hauled all of the garbage away! We felt the price was a fair one and in-line with others we checked with. So, the deciding factor was the service! We were very impressed with the quality of the service, the way everything was handled and explained. I have recommended your company to others and have been very happy to talk with your perspective clients when they have called me for a testimonial. I will continue to use your services when we need them and will pass on the word of your great service!Thank you,”

“They installed a 4'X4' egress window. Did a good job. Better pricing than most. No hidden costs, or "oh, by the ways…". They will hand dig the window well which most other places I called would not -- we have a narrow side yard into which a machine will not fit. One issue: the crew contracted to haul away the dirt in the narrow confines of our side yard dinged up our siding in 10 places. This was not Denver Egress per se, and Denver Egress took some money off and gave us a plastic cover because of it. I told them to urge this sub-contractor to be more careful. I would hire them again -- good people to work with.”
