Egress Windows Built for Boulder Basements

A basement bedroom, a home office or a guest suite in Boulder all start with the same question: how does someone get out if there is a fire? An egress window answers it. It is a larger window with a proper well outside, sized so a person can climb out and a firefighter can climb in. Done right, it also changes how the room feels, with real daylight and a view of the sky.

Our crews cut the concrete, set the window, install the well and plan for drainage, then tidy the yard around it. You can choose a standard slider, a casement or a European Tilt & Turn, which swings open wide for escape and tilts in at the top for ventilation.

Local know-how

What Boulder's 2013 Flood Showed About Window Wells

When heavy rain hit the Front Range in September 2013, thousands of homes in the area took on water. One Boulder homeowner who wrote about that week found a window well filled halfway to the brim and leaking into the basement. A well is open to the sky, so it collects whatever falls into it. That is why we treat drainage as part of every egress job, not an afterthought.

Each well we install is planned with a path for water, whether that means tying into the foundation drain, adding a drain tap or setting a window well sump pump where the site calls for one. A clear cover keeps rain and snow out while still letting light through, and code requires that any cover open from the inside without a key or tool. In a city that has seen what a full well can do, those details deserve a conversation.

Engineering & permits

Boulder Permits and the 2024 Codes

The City of Boulder’s Planning & Development Services adopted the 2024 International codes, including the 2024 International Residential Code, with local amendments, and they took effect on August 1, 2025. Boulder also has its own energy code, the 2024 City of Boulder Energy Conservation Code, so we check window specs against the city’s requirements before ordering. We pull the building permit for every egress job. Each opening also gets a third-party structural engineering detail, an inspection by a certified structural engineering firm and a written approval letter. You end up with a code-ready opening and the paperwork to show for it.

Egress windows in Boulder: FAQ

The City of Boulder adopted the 2024 International Residential Code as part of its 2024 code package, with local amendments, effective August 1, 2025. If you are unsure whether an existing window already counts as egress, we can measure it during a free estimate.

A well that is planned properly should not. We set each well with drainage in mind, either tied to the foundation drain, fitted with a drain tap or paired with a window well sump pump where the site needs one. A clear cover keeps most rain and snow out while letting light reach the room, and it still opens from inside for escape.

The final figure depends on your foundation wall, the window style, the well, how easily we can reach the spot and the jurisdiction’s requirements. We charge the same whether we are enlarging an existing window or cutting a new opening, and 0% financing is available on approved credit.

Yes. Free estimates are available in person or by virtual appointment, which works well for Boulder homeowners who would rather walk us through the basement on a video call first. We will talk through window style, well options, access and permits, then follow up with a clear plan.

“Dear Stephen,We would like to acknowledge how appreciative we are regarding our windows. We knew we wanted windows that were attractive and would enrich the value of our home. You helped us choose windows that were both unique to our home as well as energy efficient. Your excitement about designing our windows reassured us that we were making a good choice in working with you. When it came to the installation, you were professional and reliable. We have had many compliments from both friends and neighbors. Our public service bill has gone down substantially. Every time I wash the windows, I think about how easy it is compared to the days of dragging ladders around to reach them. I would highly recommend you to anyone who is interested in new windows.Sincerely,”

“One word describes our experience with Denver Egress Window. Professionals. The communications were good, they were there when they said they would be there. They workers took care of the ground where they worked and cleaned up after and did a great job doing it. They also did 4 replacement basement windows and everything was done right. The windows themselves are all very good quality. The inspector came yesterday and their work passed with flying colors. The inspector even commented that he has quite a few inspections on Denver Egress Windows and never had any issues saying their work is always top notch. They were not the cheapest but far from the most expensive. Highly recommended!”
