A Safer, Brighter Basement in Castle Rock

Plenty of Castle Rock families finish the basement once the main floor fills up. A guest suite, a teen bedroom or a home office all need one thing before they count as real living space: a code-compliant way out in an emergency. An egress window gives you that exit, along with daylight and fresh air that make a lower level feel like part of the house instead of storage.

Denver Egress Window has been doing this work for a long time. We cut the foundation, frame and set the window, install the well, and leave the site clean. Most installs take a day or two on site.

You can choose a standard slider or casement, or a European Tilt and Turn window that swings in like a door and tilts for airflow. We also replace tired window wells with steel, stacked-stone or stone-look wells, and add custom grates or covers to keep out snow, leaves and curious pets.

Local know-how

Hillside Lots and Douglas County Soils

Castle Rock has grown fast. The town counted about 20,000 people in 2000 and more than 73,000 in 2020, so a large share of homes here are relatively new. The Meadows alone was planned as a community of roughly 10,000 homes, laid out to keep the area’s hilly terrain. On sloped lots, one side of a basement may sit near grade while another is buried deep, and that changes how deep the well needs to be and whether a ladder is required.

Ground conditions matter too. The Colorado Geological Survey has published studies on expansive, steeply dipping bedrock in Douglas County, and soils that swell and shrink can stress concrete. That is one reason we never skip the engineering step. A third-party structural engineer details the new opening in your foundation, and a certified structural engineering firm inspects the work, so the cut is supported correctly for your wall and your lot.

Clear opening of at least 5.7 sq ft, 24 in tall and 20 in wide

Finished sill no more than 44 in above the basement floor

Window well at least 9 sq ft, with a 36 in minimum dimension

Permanent ladder when the well is deeper than 44 in

Engineering & permits

Castle Rock Permits and Engineering

In Castle Rock, building permits and inspections go through the Building Division, part of the Town’s Development Services, and applications move through its eTRAKiT online portal. The Town also posts a basement finish plan guide that spells out escape window and well sizes. We pull the building permit for your egress project ourselves. You get a clean paper trail for your records and for any future buyer.

Castle Rock questions

Egress windows in Castle Rock: FAQ

Where you land depends on your foundation wall, the window you choose, the well, how easy the spot is to reach and the jurisdiction’s requirements. The price is the same whether you are enlarging an existing window or cutting a brand-new opening.

It can. A sloped yard means the grade outside your basement may be higher on one side than another. That affects how deep the window well must be, whether a ladder is required for wells deeper than 44 inches, and how water drains away. We look at grade and drainage during the estimate and can add a sump pump or drain tap to the well if needed.

Cutting a new opening in a foundation wall is structural work, so plan on a permit. We handle it. You don’t have to deal with the paperwork yourself.

Jobs are typically scheduled three to six weeks out, and the install itself takes a day or two on site.

“We have used Steve Sennett to install window in 3 of our rental properties. I got 3 bids and Steve by far was the most reasonable. He installed over 30 window in the 3 buildings. One was a custom picture window that was an odd shape. All the windows look great and the installation was excellent. In the end the site was left clean and the tenants were / are very happy. Thanks”
