Making Centennial Basements Livable and Legal

Centennial’s Building Division puts it plainly in its basement finish guide: all basements and bedrooms require emergency egress windows. If you are finishing a lower level, or you bought a home where someone already did, an egress window is usually the piece that turns square footage into space you can legally sleep in. It also brings in light and fresh air, which makes a basement far more pleasant to spend time in.

Owner Steve Sennett has installed egress windows around Denver since 2004, and his family has been in the window trade for three generations. Our team handles the entire job: concrete cutting, framing, the window, the well, drainage and cleanup.

If you like the look of a European Tilt and Turn window, it is worth considering here. We can also replace a dated or rusting well with steel, stacked-stone, stone-look, Block-Tex or timber terrace options and finish it with a custom grate or cover.

Local know-how

Decks, Patios and Centennial's Egress Rules

Centennial is a young city with established neighborhoods. Voters approved incorporation in 2000, and the city formed in 2001 from parts of unincorporated Arapahoe County, including the former Castlewood and Southglenn census-designated places. Southglenn itself was built as a master planned community by Jordon Perlmutter. In other words, plenty of Centennial homes were standing long before the city existed, and their basements were not always planned with a bedroom in mind.

One rule in the City’s basement finish guide comes up often in back yards: an egress window located under a deck needs a clear path of egress at least 36 inches high that leads directly outside. The guide also says escape windows cannot be enclosed or obstructed in any way. If the ideal window spot sits under a deck, we check clearance, well placement and access during the estimate so the exit stays usable.

Every basement and basement bedroom needs an egress window

Each sleeping room needs its own egress window or exterior door

Under a deck: a 36 in high clear path that leads straight outside

Below-grade escape windows need a code-compliant well and ladder

Engineering & permits

Centennial Permits and Structural Engineering

The City of Centennial’s Building Division enforces the 2021 International Residential Code, and permits and contractor licenses must be applied for online. Basement finish plans submitted to the City need to clearly identify the emergency escape windows and the size of the window wells. We pull the building permit for your egress window and supply the documentation. Each project also receives a third-party structural engineering detail for the new opening, an inspection by a certified structural engineering firm and an approval letter, whether or not the City asks for engineering on that particular job.

Centennial questions

Egress windows in Centennial: FAQ

According to the City’s single-family basement finish guide, all basements and bedrooms require emergency egress windows, and each sleeping room needs its own egress window or exterior door. If you have more than one basement bedroom, plan on more than one opening. We can walk through your layout and suggest where each window makes the most sense.

Often, yes. Centennial’s guide requires a clear path of egress at least 36 inches high under the deck, leading directly to the outside. Depending on how high your deck sits, that may be simple or may need some changes. We check this on site before you commit, so there are no surprises at inspection.

The wall, the window you pick, the well, access to the spot and jurisdiction rules all affect the price.

Toby and Karen

“Denver Egress Window did our Egress and everything is satisfactory. They do work on a somewhat interesting dialog. Meaning, They wanted half down although they were 6-8 weeks out. I run a business as well and would not do that to my customers. I do believe they need SOME deposit to hold the appointment so they can make sure folks are serious. Half seems way too high. They did do everything they we agreed to and were done a week early. Would recommend.”

Jeremy Baune

“My son used this company several years ago. He was super happy. I had them install a window this past week. My house was built in 72. I had the tiny basement windows. They did a great job. The two that helped me the most were Karla and Carlos. Karla made it a point to attend to details and stay in touch with me. I soooo appreciated them. They really cared.”
